Why should I choose Utopia Vacation Homes for my vacation rental?
We are a local company. Our reservation specialists are local residents that have lived in the Orlando area for decades, and have worked exclusively in the tourism industry, thus making us experts and knowledgeable in local tourism. We would be happy to offer suggestions or alternatives to make your stay the experience of a lifetime.

What can I expect to find in my vacation home?
All of our vacation rentals are fully furnished and equipped to ensure that you have everything you need. Each home is cleaned and inspected prior to your arrival and after you depart. All homes are self-catering and include the following:
    • Air conditioning
    • Bed linens & pillows
    • All linens & towels (except beach towels)
    • Cable or satellite TV with DVD/Video player
    • FREE Internet access
    • Screened swimming pool (vacation homes only)
    • Community swimming pool (condominiums & Town Homes)
    • Telephone
    • Off-road parking and/or garage
    • Washer & dryer
    • Fully equipped kitchen with the following:
    • Oven & hob/range
    • Microwave
    • Dishwasher
    • Fridge & Freezer
    • Kettle & Coffee Maker
    • Toaster
    • Crockery, cutlery & kitchen utensils
    • Vacuum cleaner
    • Iron & Ironing board
    • Hairdryer
    • Fire extinguisher

Please note that each vacation rental property is provided with a start-up supply of 1 toilet roll and soap per bathroom and 1 white kitchen trash bag. Once these items are used, it is the guests responsibility to replenish these. Items such as dish and laundry detergent are not provided.

Is Pool Heat Included with my booking?
Pool heat (including  splash pool,  spa & hot tub where applicable) is not included. Should you wish to add this to your reservation, there is an additional charge. Pool heat can take from 24-48 hours to heat up during the cooler months so we strongly recommend that you arrange this in advance. Homes with electric pool heaters require a minimum of 4 days pool heat.

What is the booking fee?
Utopia Vacation Homes does not charge any booking fees.

How can I make my reservation?
You may book your reservation online 24 hours a day. Alternatively, you may email us at Reservations@UtopiaVacationHomes.com  or call us at 1-863-424-7214.

I've made my reservation, now what?
Once you've made your reservation either online, email, or over the telephone, we will send you a notification of your reservation pending status along with a transaction ID. Please allow up to 24 hours for this process to be completed. Once verified, we will send you a confirmation e-mail which indicates a confirmed booking by us. Should your requested dates be unavailable, we will offer similar properties that are available.

When do I pay for my reservation?
Once we have sent you a confirmation number, we require an initial deposit of $150, the remaining balance must be paid in full 45 days prior to arrival. Bookings made within 45 days of arrival, full payment will be due at time of booking.

What is the check-in procedure?
Since registration is done in advance, once we have received all required documentation including a copy of the drivers license of the person making the reservation, approximately 7 days prior to arrival, you will receive an email with detailed arrival instructions. This will include your property address, telephone number and lock /door pad access code.

Please note that the name on the reservation, the credit card used to make payment and the driver's license, must all match. 

Can I smoke inside the home?
No, all properties are strictly non-smoking. You can smoke outside and on pool or patio area. Failure to comply with this policy will result in costly cleaning charges.

Are pets allowed in the homes?
No. Pets are not allowed on any of our properties

Are there any extras or options I can add to my booking?
Yes. You will see your options (such as BBQ, pool heat, crib, just to name a few) during your online reservation process. Should you require something else not listed in the options, please feel free to contact us. For more information on the various options that are available, please click here
Can I make calls from the home I'm staying at?
Yes. Local calls are free of charge. Most properties also offer free internet access, which is shown on the individual property pages.

If I have a question or a problem while in the property and during my stay?
All properties are checked and inspected on the day of your arrival to ensure that everything is in order and functioning correctly. Should you have any questions or concerns, we do ask that you call us immediately on 863-424-7214. Any issues reported can, in most cases, be resolved very quickly to ensure that your vacation experience is not affected.
